04 — The day

Lombok as a day-hop from Bali

Enough for first-round filtering, and cheap enough that filtering here beats filtering from a listings page.

    A short domestic hop. Early enough that the corridor drive starts before the heat and the traffic.

  2. On arrival

    Transfer to Kuta

    Straight to the corridor rather than to a hotel. The day is short and the driving is the substance of it.

  3. Midday

    Corridor drive

    SEZ gates, circuit zone, town grid, then the bay roads west and east. Site walks at whatever the shortlist contains.

  4. Late afternoon

    Documents and debrief

    Basic document checks on the shortlisted plots, then a debrief before the return flight.

  5. Evening

    Return, or stay

    Back to Bali the same evening, or overnight where the shortlist justified more than one pass.

What has actually been built at Mandalika?

A MotoGP circuit operating since 2021, large-scale roadworks, and hotels already trading. That is what separates it from a zone that exists on paper — and it is also why some of the upside may already sit in the asking price.

How do Lombok prices compare with Bali?

Which corridors are moving?

The Kuta–Mandalika stretch first, then the bay roads west and east toward Gerupuk and Ekas. Demand follows serviced land and confirmed access rather than proximity to the circuit, which is a narrower catalyst than it first appears.

What is the risk profile against Bali?

Shorter trading history, thinner comparables, and demand that depends on two separate curves — event traffic and year-round surf. Against that, entry is materially lower and the infrastructure question is largely answered, which is not true further east.

How does a foreign buyer hold land here?
