A parcel can satisfy one and fail the other. Investors who treat the registry as the whole answer are the ones who meet a problem three years later.

  • Minutes recorded, sometimes on video with translation, so the agreement survives memory

Why Sumba, and why now?

Published freehold land still trades in the tens to hundreds of thousands of rupiah per square metre while road access, power and tourism visibility keep improving. Surf and landscape remain the demand drivers. It suits a long horizon and a land-bank thesis rather than an income one.

What is different about adat diligence?

It recognises that clans and village leaders hold social authority alongside the formal title. Meetings validate the seller's legitimacy, clarify boundaries and surface shared-use rights such as grazing or path access. It matters most on larger coastal parcels and near culturally significant ground.

Which coasts hold resort potential?

The southwest and west coasts within reach of Tambolaka are the current focus for surf resorts and low-density concepts. The corridor exists because of dry-season swell consistency and proximity to existing lodges — not because of an infrastructure plan.

What parcel sizes come up?
